ON THE SCENE: Latest middle market sales - Real Estate Weekly

Redwood Realty Advisors arranged the $4.25 million sale of a 24-unit multifamily asset in Jersey City’s Journal Square Neighborhood. Located at 100-104 Romaine Avenue, the property features two-bedroom floor plans and is a short walk to the JSQ PATH. The seller was a long-time owner, and this is the first time the property has changed hands in more than 20 years. Steve Matovski represented both the seller and purchaser in the transaction. The property sold for $177,000 per unit.

R.J. Brunelli & Co. announced the following sales:
Mario Brunelli represented property owner WOW Plaza III, LLC, the retail real estate brokerage sold a 25,000 s/f freestanding building in East Brunswick housing a Jersey Strong health club to KHC Development, Inc. of New York. The site, which is located at 762 Rte. 18, near the Brunswick Square Mall, sold for $4.93 million at a 7.6% cap rate. The buyer was represented by Ellen Quentzel of Jordan Baris, Inc.
Mario Brunelli represented East Orange Retail Holdings in its sale of a 12,682 s/f Dollar Tree building at 325 Central Ave. in East Orange. Real estate investor Arie Wilensky acquired the central business district building for $2.9 million at a 7.4% cap rate. Dollar Tree will continue to operate at the site, where it has been a tenant for six years.

NAI DiLeo-Bram & Co. announced that Marc Shein closed on the sale of a 20,000 s/f mixed-use building located at 322-324 W. Front Street in Plainfield, New Jersey. Shein represented both the seller, MAP Front LLC, and the buyer in this transaction. The building was sold to a private investment partnership. The sale price was $1,250,000. Approvals are currently in place for 12 apartments to be constructed on the existing second, third and fourth floors of the property. The redevelopment will consist of three two-bedroom; six one-bedroom; and three studio apartments. Situated in an Opportunity Zone 322-324 W. Irgang Group has acquired Union Lake Crossing, a 393,000 s/f power center serving the greater Millville-Vineland market in southern New Jersey. The Nyack, N.Y.-based real estate investment and management firm acquired the 43.39-acre site from Goodman Properties. Built in 2006, Union Lake Crossing is shadow-anchored by Target, and houses a mix led by a recently expanded and remodeled Shop-Rite supermarket, Kohl’s, Ross Dress For Less, Staples, and PetSmart. Metro Commercial Real Estate has been retained to lease up the balance of the center’s space. Despite $283M boost from state, rest of port project still in limbo | WilmingtonBiz - Greater Wilmington Business Journal

Earlier this month, the North Carolina state budget set aside $283 million to cover the non-federal portion to construct the Wilmington Harbor Navigation Improvement Project.  

Despite the big-ticket award, progress on the project is stalled as the U.S. Army Corps of Engineers awaits federal funding to cover a required pre-construction review process. 

The project would deepen the 38-mile Wilmington Harbor, currently 44 feet deep within its ocean entrance bar and 42 feet along the channel to the port, to a depth of 47 feet. Additional widening to accommodate the world’s largest ships is also proposed. 

Without deepening, the North Carolina State Ports Authority asserts container traffic will choose a competing port in Savannah instead. Savannah’s port project to dredge to 47 feet is nearing completion, according to a ports spokesperson.  

The Wilmington Harbor was designed to accommodate a 965-foot-long vessel carrying 65,000 tons, according to the ports' feasibility study. Today, it can handle the largest vessels in the East Coast trade, and was managing a 1,200-foot-long vessel Tuesday evening, according to a ports spokesperson. Carriers face tide restrictions and a lengthy haul down the Cape Fear River on their way to the port –– factors that dampen its draw. 

“We can handle the largest vessels that call the East Coast today but they cannot come into the Port of Wilmington fully loaded,” ports COO Doug Vogt explained in a Nov. 18 presentation to a UNCW research group.  

Dredging is the most expensive component of the construction phase, expected to cost at least $846 million. The state will pay 25% and Congress would be responsible for the remaining portion, $562 million, an allocation that has yet to take place.  

“This is in its very early stages,” said Dave Connolly, spokesperson for the U.S. Army Corps of Engineers. A multitude of steps await in the years-long appropriations process, Connolly said. “We’re barely in the beginning of that.” 

As for the current phase of the project, USACE doesn’t have the resources necessary to undertake the latest project step.

Proposed federal navigation projects first require a feasibility study to determine and back up a purpose and need. USACE typically crafts these studies on its own and coordinates with non-federal partners to determine which projects to focus on.  

In 2011, USACE developed a reconnaissance report that recommended various modifications and widening activities at the Wilmington Harbor, but stopped short of further endorsing channel deepening. (The ports' turning basin was widened in a two-phase project based on recommendations that arose from this report, from 1,200 feet to 1,400 feet in 2016 then later to a width of 1,524 feet in 2020.)  

USACE's recommendations included modifications at the existing project depth. Deepening was not part of the study, according to a ports spokesperson. So in 2018, the ports authority sought to undertake the deepening process independently and pursued the feasibility study in consultation with USACE, according to a ports spokesperson.

Since 1986 – when non-federal interests were first authorized to take on their own feasibility studies – at least a dozen have occurred in the U.S., according to Connolly. A batch of six was approved under President Donald Trump’s Water Resources and Development Act in 2020, which included amendments designed to speed up projects by allowing non-federal interests to undertake their own feasibility and environmental studies instead of waiting for federal funding.  

Wilmington’s deepening project was among them.  

In February 2020, the ports authority published its feasibility study and environmental report for the project (the Assistant Secretary of the Army for Civil Works had sent a draft version of the study back in 2019, seeking significant revisions, according to Coastal Review Online). USACE had "minimal involvement" in the report, according to Connolly, but did provide minimal guidance on USACE processes and methodologies. USACE was involved to the extent the regulations allow, according to a ports spokesperson. 

The ports’ study provided the basis for conditional authorization from Congress, Connolly said. 

By May 2020, the Assistant Secretary of the Army for Civil Works had reviewed the report, determining several conditions that must be met prior to construction. The review found the screening criteria and economic analysis was flawed, among other items.  

Environmental groups and the Village of Bald Head Island have flagged concerns with the proposal, while economic development interests have endorsed it. 

In total, the ports authority has spent approximately $8 million on its pre-construction studies and efforts, according to a spokesperson. 

Now, it’s up to USACE to thoroughly address each item the Assistant Secretary identified as a concern, a process it can’t undertake without funding. It must also conduct an environmental review; though the ports authority’s report included one, it cannot be considered as an official Environmental Impact Statement because USACE wasn’t officially involved until later on in the process.  

“USACE will use what it can from the NCSPA study and then address the conditions and concerns” raised by the Assistant Secretary of the Army for Civil Works, Connolly said. 

In May 2021, ports authority director Brian Clark wrote a letter to U.S. Rep. David Rouzer, R-07, requesting assistance in obtaining $750,000 for USACE so it could conduct the pre-construction studies. Rouzer formalized the funding request in June, choosing the project as one of 10 he is permitted to request under the new congressional earmark process.  

A $500,000 chunk of pre-construction dollars was incorporated in one of the House’s latest appropriations bills approved this summer. A similar measure also exists in the Senate, according to a ports spokesperson, as Congress works through its annual appropriations process. 

“I was very pleased to get funding included in the House Energy and Water appropriations bill to help facilitate the environmental study for the Port of Wilmington’s Harbor Navigation Improvement Project,” Rouzer said in a statement. “While the appropriations process is ongoing in the Senate, I will continue to advocate for this project to help strengthen the Port of Wilmington as a hub of economic activity for Southeastern North Carolina and our nation.” 

Correction: This article has been updated to include the ports authority's statement that USACE's 2011 reconaissance report did not consider channel deepening; USACE indicated to the Wilmington Business Journal it did.

It also has been corrected to include that a $500,000 pre-construction line item is also present in the Senate, not just the House. Additional information from the ports has been incorporated.

Rita Moreno's 'West Side Story' 'rape scene' opened old sexual assault 'scars' - New York Post

Rita Moreno candidly opened up about how filming an attack scene in 1961’s “West Side Story” dredged up memories of her own past trauma.

The much-beloved musical film features a scene where Moreno’s Anita is assaulted by the Jets gang.

The Oscar winner, who will turn 90 on Dec. 11, reflected on making the film during an interview with “60 Minutes.”

Of the scene, Moreno explained: “When we did the rape scene during rehearsals, when they were mauling me and all that, the boys, I pushed them away, and started to cry, and I could not stop.

“All of those scars that I thought were healed just opened up. I was like a wounded animal when I did it again,” she continued.

“That is the scene that I know got me the Oscar,” Moreno said.

The EGOT winner revealed in this year’s documentary “Rita Moreno: Just a Girl Who Decided To Go for It” that she was raped by an agent when she was about 16 years old.

She also had a very tumultuous relationship with Marlon Brando that caused her to attempt suicide.

“He looked like a Greek god, for heaven’s sake,” she said of the “Godfather” actor. The pair dated for eight years, starting in 1954. The relationship was marred with abuse and cheating by Brando. At one point, she became pregnant with Brando’s child and had a botched abortion that caused her to bleed for days.

“When I tried to do away with myself, I wanted to do it because I couldn’t take the pain anymore of the relationship I had with Marlon Brando,” she says in the doc. “It was humiliating and I was letting him step all over me. And I hated myself so much — it was a very strange reason.”

“I wanted to get rid of myself because I don’t think I deserved to live. And I took the pills.”

Brando and Moreno went on to co-star in the 1969 crime drama “The Night of the Following Day.” She recalls shooting a dramatic scene with Brando: “That opened an old scar of when he would take advantage of me, when he had other women. Pond scum came to the surface, and I started screaming at him — and they never stopped filming. The director loved it.”

The Puerto Rico-born, New York-raised starlet can next be seen in the Steven Spielberg remake of “West Side Story,” in theaters Dec. 10.

Deputies on scene of car vs. motorcycle crash in Sarasota - WWSB

SARASOTA, Fla. (WWSB) - Crews are on scene of a crash involving a a motorcycle in Sarasota.

The crash occurred on Fruitville Road at Paramount Drive just after 1 p.m.

EMS was called to the scene but the Sarasota County Sheriff says everyone is okay. For now there is minimal impact to traffic.

Oxford High School locked down due to active shooter; Sheriff reports suspect in custody, at least 4 hurt - FOX 2 Detroit

The Oakland County Sheriff said three students were killed and six others have been hurt when someone started shooting inside Oxford High School on Tuesday.

Oxford High School was placed on lockdown because of an active emergency at the school. According to the sheriff, deputies were called to an active shooter just before 1 p.m.

A suspect has been taken into custody and a handgun was recovered. The sheriff said there was only one shooter. 

The sheriff said between four and six victims were reported and there were not any confirmed fatalities, as of 1:30 p.m. It's not known if the victims were students, faculty, or staff.

According to FOX 2's Jessica Dupnack, sources say there may be more victims. 

Around 2:00 p.m., medical helicopters including the University of Michigan's Survival Flight had landed in the parking lot of the school as a secondary search was being conducted around the perimeter of the school.

The Oakland County sheriff said during a press conference that the first of more than 100 calls came in at 12:51 Tuesday 

A student we spoke with, identified only as Savannah, said that the school conducts mass shooting training and they knew what to do.

After the lockdown was lifted, students from the high school were sent to the Meijer parking lot across the street from the school.

A parent sitting in a car told FOX 2 that his student inside had to barricade inside a classroom when they heard the gunshots being fired inside the school. He said his son was not physically hurt.

According to an alert sent out to Oxford parents, an active emergency was reported at the school around 1 p.m. and it has gone into emergency protocols and put the school into lockdown. 

By 2 p.m., students were being released and dozens of ambulances and emergency personnel arrived at the scene.

The alert sent to parents urged them not to come to the school at this time.

There are multiple units on the scene including SWAT and the aviation unit and the sheriff said the scene is still active.

Oxford is a village population of just under 3,400 about 30 miles north of Detroit.

GAINESVILLE, Fla. (WCJB) - Collecting evidence is one of many things you can do as part of a crime scene investigation course.

From processing mock crime scenes to finger print dusting, CSI academy of Florida offers a 40-hour hands-on course.

Academy Director Trish Utter said law enforcement groups travel from across the world to take part in this training instructed by professionals in the field.

“A lot for them are very nervous about going into the court room and presenting their evidence but a lot of them come away with a smile and a better understanding of how that procedure works,” said Utter.

Forty-three percent fewer ships called at Oakland in October due to delays elsewhere, the port said.

The Port of Oakland is blaming bypassing ships for a steep drop off in cargo volumes in October.

The California port reported cargo volumes that were 20 percent lower than October 2020 despite booming trans-pacific trade. Containerized imports dropped 14 percent compared to October 2020 totals, while exports were down 27 percent year-over-year.

The port attributed its cargo volume dip to declining vessel traffic, including 43 percent fewer ships last month than in October 2020. It said some carriers diverted ships directly to Asia, bypassing Oakland, following crippling delays at Southern California ports.

Meanwhile, the port is not experiencing the supply congestion that has hampered other U.S. seaports, prompting port officials to call for more cargo.

The Port of Oakland said shipping lines have begun restoring vessel services that were suspended earlier in the year. Sixty-one ships called in Oakland last month, compared to 54 in September. An even larger number of vessel arrivals is expected for November, the port said.

The Port of Oakland said additional service calls would be particularly welcomed by exporters, as producers who ship goods out of Oakland have been stymied by scarce vessel space.

Through the first 10 months of 2021, Oakland total cargo volume is up nearly 2 percent, while import volume has increased 8 percent.

Omaha's performing arts scene bounces back, safely - WOWT

OMAHA, Neb. (WOWT) - Performing arts organizations across the country had to get creative as COVID-19 unfolded and in raising the curtain on live performances, have continued to be safety-conscious.

As Omaha productions have once again ramped up at the very important holiday stretch, those lessons are still in place while the show goes on.

”We’ve had a little over 200 performances since the summertime, we’ve just had 55,000 people come through with Hamilton, but its still a struggle,” said Andy Cassano, Vice President of Programming and Education for Omaha Performing Arts. “The shows are still very late to sell and audiences are still being careful about coming out to the public.”

COVID concerns are now a part of theatre life, and while they were dark last year O-PA made some permanent changes, including new air filtration systems in all their venues. As new variants create added uncertainty, O-PA will continue to require masks for all indoor productions.

“I think most people understand that we have their safety in mind, but it’s also really important that the patrons know it’s not just about the patrons’ safety, it’s about the artists’ safety, too,” Cassano said. “These are artists that are traveling all over the world and that nobody has a sub for them if they can’t make it through their tour. But by and large, the patrons have been very understanding and actually very thankful we have put protective measures in place.”

At Salem Baptist Church, Ananais Montague puts his choir through rehearsal for his Omaha production of Joyful Noise, which will be greeted by a live audience again this year at the Holland Center. A smaller production for O-PA, the popular holiday show is important as all theatres look to regain their footing after last season’s lost performances.

“I think after losing last year you take seriously what you have, the gift, the opportunity to share it, you don’t take it lightly,” Montague said. “We’ve gone through so many measures. To be a part of the production, you have to be vaccinated. We’re still wearing masks, we won’t be wearing masks on Saturday, but we’re taking extra precautions to make sure we are protecting ourselves and those who are coming to the performance.”

“We are excited, this is our eighth year with O-PA,” he said. “Last year we had to do ours online. We are so excited we can hardly keep that joy inside.”

There will be two performances of Joyful Noise, Saturday at 7:30 p.m. and Sunday at 4:00 p.m. at Holland Center.

Ed Sheeran and Elton John re-create ‘Love Actually’ scene - Today.com

Elton John and Ed Sheeran are re-creating the famous cue card scene from "Love Actually" — and it's all to promote their new holiday single, "Merry Christmas."

The two British musicians appear in the short clip, which five-time Grammy winner John, 74, tweeted Monday.

It kicks off with Sheeran, 30, appearing outside John's festively wreathed door holding the first of many signs. "Hello," the sign reads.

One by one, Sheeran's signs go on to tell the story of the duo's collaboration, which will be released Friday. "Last Christmas I received a call from my mate Elton John and he told me we should do a 'Christmas song,'" Sheeran's signs read.

"And I replied, 'Yeah, maybe in 2022.' But I actually wrote the chorus that day," the signs go on. "And here we are. Our Christmas song 'Merry Christmas' is out this Friday. Go pre-order or pre-save it now. It has sleigh bells. A lot of them ..."

In his tweet's caption, John explained that all proceeds from the single during this year’s Christmas period will benefit the Ed Sheeran Suffolk Music Foundation and the Elton John AIDS Foundation.

The "Candle in the Wind" singer also shared a snippet from the song's official video on his Instagram page. The video finds both singers — and a group of fellow revelers — dressed festively for the holidays.

"This was an absolute blast! Our music video for ‘Merry Christmas’ is coming this Friday," John wrote in his caption.

Earlier this month, Sheeran opened up about the pair's collaboration during an appearance on "The Tonight Show." To hear the "Bad Habits" singer tell it, he wanted the pair's duet to be as stuffed full of yuletide spirit as possible.

"I said to Elton, I was like, 'I don't really want to do a Christmas song unless we're going in,'" he explained. "'Unless it's like sleigh bells, ding-dong. It needs to be a proper Christmas song.'

"So I wrote a chorus and then went to go and stay with him," Sheeran continued, explaining that he and John actually banged out three holiday songs before settling on "Merry Christmas."

Sheeran was hesitant to call the song "Merry Christmas" because he figured there were countless songs already with that title. But in a bit of Christmas magic, he went online to search and learned that wasn't true.

"I went on Spotify and I typed in 'Merry Christmas' — nothing. There's 'Merry Christmas Everyone,' there's 'Happy Xmas,' there's 'Merry Xmas.' ... There's not a song called 'Merry Christmas.'"

That is, until now!

Warren police investigating brutal homicide scene - The Macomb Daily

Police have a man in custody today after the body of a female relative was found by officers in a home the two shared in south Warren.

The woman suffered severe head wounds that investigators say may have been caused by a hammer.

Warren Police Commissioner William Dwyer said the police department received a 911 call from a male who said “he killed a woman” inside the home.

“I can confirm this was between persons who were related, and they’re both in their 30s,” Dwyer said Monday evening.

No further information on either the victim or the male caller was immediately released.

Investigators were still on the scene Monday evening at the home on the 13300 block of Julius Avenue, which is west of Schoenherr Road and south of Nine Mile Road.

Officers arrived at the 960-square-foot house and made entry Monday afternoon. Police found the woman’s body, then vacated the premises as officers awaited a search warrant to legally enter the house.

An investigator from the Macomb County Medical Examiner’s Office arrived about 5 p.m. Authorities could be seen walking through the back of house, where one of the walls appeared to have a blood stain on it.

Neighbors said the house has seen a flurry of police activity in the past two days.

Several officers were seen knocking on the door starting around 7:30 a.m. Sunday but left after receiving no response, nearby homeowners said. Police returned Monday and that’s when they entered the house and discovered the woman’s body.

Warren police said the investigation into the incident is ongoing. Authorities expect more information including charges will be released Tuesday.

Why George Clooney 'worried' about filming Ben Affleck bar scene - New York Post

George Clooney was looking out for his friend Ben Affleck during the filming of their new movie, “The Tender Bar.”

The Clooney-directed drama, which hits theaters Dec. 17 and Amazon Prime on Jan. 7, is largely set at a bar, where the main characters spend much of their screen time hanging out. But the 60-year-old was anxious to shoot with Affleck, 49, in such a place due to his past struggles with alcoholism.

In a new interview with The Times of London, Clooney said he was “worried” that the bar would be a triggering place for the “Argo” director as he is a “recovering alcoholic.”

Affleck checked into rehab for the first time in 2001 and admitted last year in a New York Times interview that his drinking problems escalated during the end of his marriage to his ex-wife, Jennifer Garner. The Oscar winner and the “Alias” star were married from 2005 to 2015.

“I drank relatively normally for a long time,” Affleck told the publication. “What happened was that I started drinking more and more when my marriage was falling apart. This was 2015, 2016. My drinking, of course, created more marital problems.” Affleck then entered rehab again in 2017 and in 2018.

Following a rehab stint in August 2018, the father of three wrote a lengthy social media post about his treatment. “The support I have received from my family, colleagues and fans means more to me than I can say. It’s given me the strength and support to speak about my illness with others,” he wrote. “Battling any addiction is a lifelong and difficult struggle. Because of that, one is never really in or out of treatment. It is a full-time commitment. I am fighting for myself and my family.”

The “Good Will Hunting” screenwriter continued, “As I’ve had to remind myself, if you have a problem, getting help is a sign of courage, not weakness or failure. With acceptance and humility, I continue to avail myself with the help of so many people and I am grateful to all those who are there for me. I hope down the road I can offer an example to others who are struggling.”

Elsewhere in Clooney’s Times of London interview, the “Ocean’s Eleven” star reflected on his near-fatal motorcycle crash, which occurred in 2018.

The “ER” star admitted that he was convinced he would die with strangers crowding around him filming instead of helping him.

“If you’re in the public eye, what you realize when you’re on the ground thinking it’s the last minute of your life is that, for some people, it’s just going to be entertainment for their Facebook page,” he said.

Clooney added, “I’m a pretty positive guy, but that told me — clearly — that you really are here just for their entertainment. I was waiting for my switch to turn off.”

OAKLAND (CBS SF) – The Port of Oakland announced cargo volume was down 20% in October, as congestion issues elsewhere have prompted ships to bypass the Bay Area’s largest port.

Port officials said containerized import volume last month was down 14% from October 2020 levels, while exports were down 27%. The number of ships was down 43% from the previous year.

Officials said the declines can be attributed to “crippling delays” at Southern California ports, prompting companies to divert ships to bypass Oakland and travel directly to Asia.

Congestion at the Port of Los Angeles and the Port of Long Beach had led to huge backlogs. Those two ports alone account for 40% of all shipping containers entering the U.S.

In response to the bottlenecks, the White House last month announced it helped broker an agreement for 24/7 operations at the Los Angeles port.

Meanwhile, Port of Oakland said they are currently not experiencing the congestion seen at other U.S. seaports.

While vessel traffic was down in October, officials said they expect additional arrivals this month, which would be welcomed by exporters.

Amazon and Target play ‘outsized’ role in port congestion and pollution, report finds - The Verge

Amazon and Target are playing a big role in the port pollution crisis along the US West Coast, according to a report published today. These retail giants are among the top importers in the US and rely heavily on shipping routes between China and California.

Communities near the ports of Long Beach and Los Angeles have some of the worst air quality in the nation thanks in large part to Americans’ shopping habits. Online shopping, which increased during the pandemic, has made the situation worse. So has the supply chain crisis that’s caused traffic jams just offshore of the twin ports, which make up the busiest port complex in the Western Hemisphere.

Amazon and Target have an “outsized” impact on port congestion and pollution because they send most of their goods through these ports. The two companies “are directly responsible for harming these communities,” says the report by nonprofit environmental groups Pacific Environment and Stand.earth.

“It is past time to hold these retailers accountable for their responsibilities at the ports,” Dawny’all Heydari, a campaign lead at Pacific Environment, said in a statement. “Both companies will continue to favor West Coast routes, which means they’ll also keep clogging West Coast ports, spewing cancer-causing emissions and threatening our climate future.”

The report looked at ship emissions from four major retailers: Amazon, Target, Walmart, and Ikea. Together, the four retail giants’ imports were responsible for 20 million metric tons of carbon dioxide, equivalent to emissions from marine shipping alone between 2018 and 2020. That’s about as much planet-heating pollution as five coal-fired power plants would produce in a year. The report gathered information about shipments from the US vessel manifest data and used emissions estimates from the Journal of Commerce.

Although the report focused on the climate impact of retailers’ shipping emissions, the heavy fuel oil that container ships burn also releases pollutants that form smog and degrade air quality. Pollution from maritime shipping was linked to 60,000 premature deaths in 2015 internationally according to earlier research. Since about 90 percent of world trade moves by ship, nearly all the items we buy — whether they’re clothes, gadgets, home goods, or cars — are part of the problem.

The biggest share of emissions studied in the new report — 21 percent of pollution between 2018 and 2020 — was released along shipping routes between China and either Southern California or Washington state. The ports of Los Angeles and Long Beach typically take in about 40 percent of shipping containers entering the country from abroad. The pandemic has made these ports — and others — even more congested.

Amazon and Target’s fingerprints are all over the crowded scenes at California ports, according to the report, because that’s where the companies sent the vast majority of their US imports. Amazon has built out a network of distribution centers in Southern California, where workers sort goods after they come off ships before sending them off to their final destinations. The Golden State is where Target sees the highest sales per capita, which the report posits could be another motivating factor for cramming goods through California ports.

Walmart, the biggest importer in the report, had the most emissions of the four companies studied. But its pollution was more spread out across ports along the East and West Coasts and Gulf of Mexico. Ikea has started sending more stuff to the East Coast, the report found. Its maritime shipping emissions actually fell slightly because the company is moving goods by rail from China to Europe before sending them across the Atlantic to the US.

The new research follows a July report by the same groups that ranked the 15 retail companies responsible for the most marine shipping pollution from imports into the US. In that earlier report, Walmart also topped the list for greenhouse gas emissions and other pollutants, including soot, sulfur oxide, and nitrous oxide. Target, Ikea, and Amazon were also among the top ten maritime polluters.

Amazon, Target, Ikea, and Walmart likely rely on just a small group of carriers to ferry their goods across the world, according to the new report. The 15 biggest cargo carriers in the world accounted for 97 percent of all emissions analyzed in the report. That, the report authors argue, means that the retail companies could hold a lot of sway over carriers’ transitions to cleaner-burning fuels.

Following Pacific Environment and Stand.earth’s earlier report on the climate impact of marine shipping, there’s already some movement in that direction. Amazon pledged earlier this month to ship 10 percent of goods shipped internationally on carbon pollution-free ships by the end of the decade. In October, Amazon and Ikea were among a group of companies that committed to only contract ships running on zero-carbon fuels by 2040.

The authors of the new report want the retail giants to move much faster. They’re calling on all four companies to eliminate their maritime emissions by 2030 by switching to zero-emission container ships, which do not yet exist at scale but are being developed through public and private sector initiatives. The Verge reached out to all four retailers for comment, and only received responses from Amazon and Ikea that pointed to the companies’ previous environmental sustainability commitments.

The speed of that transition affects how quickly the world teeters closer to catastrophic levels of climate change. It also affects the health of people living near ports. The uptick in ship traffic at the ports of Los Angeles and Long Beach this year alone has been so bad that it could lead to an additional 30 premature deaths in the region, according to the regulatory agency California Air Resources Board (CARB).

OXNARD — Officials are using a California naval base to help alleviate congestion at Los Angeles County ports in time for holiday shopping.

The Ventura County Star reports, Sunday, that the Port of Hueneme has an agreement with Naval Base Ventura County to use a wharf, two buildings and land inside the base.

Base spokesman Drew Verbis says the wharf is typically used by the Navy to tie up war ships.

He says the joint-use agreement dates back to 2002 but this is the first time in more than a decade that it has been activated. It was activated earlier this month.

The goal is to help alleviate port congestion to the south. Ships have been waiting offshore to unload their goods at the ports of Los Angeles and Long Beach.

BAY CITY, MI -- The new high school girls basketball season is upon us and it’s time to get back in the bleachers and catch some hoops action.

MLive sets the stage for the 2021-22 campaign by offering a look at the girls basketball scene in the Bay City area, with a glance at the top seniors, top juniors and top games to watch.

Here, we present a glance at 10 must-see games from the 26-team MLive Bay City coverage area.

Bay City Western at Saginaw Swan Valley (7:30 p.m., Nov. 30): Bay County Sports Hall of Famer Dan Snover returns to the sidelines as head coach of Western and this marks his debut.

Reese at Bay City Western (7 p.m., Dec. 3): Reese is perennially tough Division 3 squad and it isn’t easing into the season, taking on a Division 1 foe down the road in the season opener.

Midland at John Glenn: (7 p.m., Dec. 7): Glenn plays its first home game without Cory Snider on the bench since 2009. First-year coach Alex Karapas makes his homecourt debut against a familiar foe. Karapas formerly coached at Midland Dow.

One of the world’s biggest ocean carriers is dangling incentives of as much as $200 a container for help in clearing the backlog at Southern California’s ports.

CMA CGM Group said it will offer importers $100 for each container removed from terminals at the ports of Los Angeles and Long Beach during daytime hours and within the first eight days of arrival. Pickups during nighttime and weekend hours get a $200 incentive per container, the Marseille, France-based carrier said in a release on Monday.

Retailers open pop-up container yards to bypass Savannah port jams - FreightWaves

Overflow lots set up by large retailers this month as temporary staging areas for imported containers have helped bring down congestion levels at the Port of Savannah, and Georgia officials expect further efficiency gains with this week’s opening of two more port-sponsored pop-up sites.

The Georgia Ports Authority, in partnership with the Norfolk Southern, will start accepting loaded containers on Monday at the freight railroad’s nearby Dillon Yard and later this week will begin routing shipping units to a general aviation airport in Statesboro, located about 60 miles west of Savannah, Chief Operating Officer Ed McCarthy told FreightWaves.

Moving containers to off-port properties is part of the recently announced South Atlantic Supply Chain Relief Program designed to reclaim space at the Garden City Terminal, where container crowding is making it difficult for vessels to unload and for stacking equipment and trucks to maneuver. In October, Savannah handled an all-time record of 504,350 twenty-foot equivalent units for a single month, an increase of 8.7% over October 2020. The volume surpassed the GPA’s previous record of 498,000 TEUs set in March.

Port officials began testing the Dillon Yard and Statesboro locations last week after renting top loaders for stacking and truck transfers, installing computer lines in order to track containers entering the gate with radio frequency identification, and laying extra pavement at the rail facility, McCarthy said. 

Four or five more pop-up container facilities are scheduled to open around Georgia by mid-December and the port authority is talking with freight railroad CSX about an auxiliary storage site in Rocky Mount, North Carolina, the COO said in an interview. 

The sites are mini-versions of inland ports where containers are brought to strategically located sites by intermodal rail, shortening the distance trucks have to travel to collect imports or drop off exports and reducing traffic in and around busy seaports. The concept essentially brings the seaport closer to manufacturing, agriculture and population centers. 

The GPA currently operates a large inland intermodal rail terminal in Murray County, Georgia, as well as an inland dry bulk facility. Construction on a second inland rail link for containerized cargo in northeast Georgia is scheduled to begin in April and be completed by mid- to late 2024, spokesman Robert Morris said. South Carolina also operates two inland ports, Virginia has one in the northwestern part of the state and the Port of Long Beach in California recently launched an effort to quickly flow cargo to Utah for distribution by converting truck traffic to rail.

Several users of the Port of Savannah this month have opened pop-up yards of their own where they can directly flow import containers to avoid waiting for longshoremen to sort through shipping units for their cargo and then retrieve them when space opens at one of their distribution centers. Each of the private spillover yards can accommodate 2,000 to 3,000 containers. 

“We’re starting to see some of our customer base do their own pop-ups. They’re contracting with some folks who have capabilities in the Savannah region and … taking their long-term destiny in their own hands,” McCarthy said in an interview.

The Rocky Mount intermodal facility being discussed with CSX will probably be used as an alternative storage location for empty containers. It could be running by early December, the COO said. Whether containers are diverted from other locations or whether empties are loaded up in Savannah and sent there remains to be determined. 

The Biden administration, which is focused on alleviating a nationwide supply chain crisis that is creating product shortages and contributing to inflation, helped fund the GPA’s emergency storage yards by reallocating $8 million in federal funds. Additional flexibility recently granted by the Department of Transportation allows port authorities to redirect cost savings from previous projects funded by port infrastructure grants toward mitigating truck, rail and terminal delays that are preventing the swift evacuation of containers from ports.

White House port envoy John Porcari, the liaison between industry and the White House Supply Chain Disruptions Task Force, said the government is looking to create more inland ports. 

“We’re encouraging other ports to do the same [thing as Savannah.] I think you’ll see a generation of projects in the short term around the country that will help maximize the existing on-dock capacity through interior pop-up sites,” Porcari said on Bloomberg’s “Odd Lots” podcast last week. 

“The fundamental issue is that the docks themselves are such valuable pieces of real estate that you don’t want the containers dwelling there a second longer than you have to. You want to get them to the interior or back on ships to their target markets overseas,” he said.

Better fluidity

Improvements in rail handling, a dip in import volumes in line with seasonal patterns and the customer pop-up yards have combined to improve cargo flow and reduce the number of ships waiting for a berth at the Port of Savannah, McCarthy said. 

The port authority released an operations update last week showing the average dwell time for a container moving by rail after vessel unloading is two days, and that the average resting time within the terminal for import and export containers is about eight days, down from 11 and 10 days, respectively. The backlog of empty containers remains a problem, with boxes lingering an average of 17.8 days.

The improved performance is helping personnel work vessels faster and reduce Savannah’s cargo backlog. The number of ships at anchor in the Atlantic Ocean declined to 15 as of Monday morning from 22 two weeks ago, Morris said. There were 24 container vessels at anchor in mid-October. Total containers on the terminal also declined 13% and are down 16% from the peak of 85,000, according to the update.

McCarthy said there are about 225,000 TEUs currently on the water, a 10% to 12% reduction from early November that indicates “we are over the hump of the peak season.”

Last week, ocean carrier CMA CGM said its Liberty Bridge service from northern Europe to the U.S. East Coast would temporarily skip Savannah due to the congestion. According to the revised schedule, seven stops between late December and early February will be omitted. Shippers can send Savannah cargo to the Port of Charleston, South Carolina, until then, it said.

The GPA also noted that providers have increased the supply of chassis, the wheeled frames on which containers rest when pulled by truck, and are increasingly able to repair more chassis to help meet demand for cargo deliveries.

The Port of Savannah increased its near-dock rail capacity by 30% with the commissioning two weeks ago of a second set of nine tracks at the Mason Mega Rail Terminal. The port moved 550,000 containers by rail last year and now has more than 2 million TEUs of capacity with an eye toward future growth. The ability to discharge cargo from a vessel and ship it out by train in less than two days is best in class for the U.S., McCarthy noted.

A huge new container yard will come online in phases starting in December and culminate with about 820,000 TEUs of additional capacity by March. The project includes rubber-tired gantry cranes for sorting, stacking and transferring containers.

Construction of another berth is underway and scheduled to be complete in 2023.

Meanwhile, the federal dredging project to deepen the Savannah River to 47 feet (54 feet at high tide) is expected to be completed in the first quarter of 2022. It has already allowed vessels with deeper drafts to enter the port, McCarthy said. The deepening translates to about 200 extra loaded containers per foot and a total of 1,000 per vessel when the project is finished.
